Technopark Unveils Phase IV Master Plan to Transform Kerala’s Tech Landscape

Spanning 389 acres, the “City Within the City” aims to attract global enterprises, boost innovation, and set new ESG benchmarks.

Technopark, India’s first IT Park, has announced the master plan for its much-anticipated Phase IV expansion — Technocity — an ambitious 389-acre development positioned to reshape Kerala’s technology ecosystem and cement Thiruvananthapuram’s status as a global IT hub.

Billed as a “City Within the City,” Phase IV blends world-class IT infrastructure, research hubs, academic institutions, social amenities, and sustainable living spaces. The design, created by Delhi-based CP Kukreja Architects, follows the “walk-to-work” model to foster a self-contained, vibrant urban ecosystem.

“Phase IV is the next landmark destination in Thiruvananthapuram,” said Col Sanjeev Nair (Retd), CEO of Technopark. “It integrates economic opportunity, sustainable urban design, and exceptional quality of life to create a robust digital ecosystem — a significant step in our journey toward becoming a global technology powerhouse.”

The zoning plan incorporates existing assets like the Digital University of Kerala, SunTec Building, Kabani IT Building, and TCS IT/ITeS Hub, alongside upcoming projects such as QUAD — a mini-township with two IT towers, a commercial complex, and residences. Dedicated areas are earmarked for IT, ITeS, electronics, and emerging technology sectors, plus R&D hubs, education and skill development zones, and the Kerala Space Park to advance space and satellite innovation.

The master plan also features an MSME Technology Centre, Emerging Technology Hub under KSUM, a Central Forensic Science Laboratory, Unity Mall, and comprehensive social infrastructure including retail, healthcare, entertainment, and cultural spaces. Green corridors, climate-resilient landscaping, and sustainable mobility routes underpin its ESG-driven approach.

Equipped with a fully digital 110 kV substation and robust water systems, Technocity aims to attract Global Capability Centres, high-tech manufacturing, and knowledge-based industries, generating significant employment opportunities.

Established in 1990, Technopark is already India’s largest IT park by developed area, hosting over 500 companies and 80,000 professionals. Phase IV reinforces its role as a catalyst for Kerala’s technology-led economic growth.
